Radon as a risk in real estate and property transactions?
For protection against the radioactive gas Radon legal standards are supposed to apply in Germany in the future. This has been claimed by the Federal Office for Radiation Protection (BfS) and the World Health Organisation (WHO) at the end of September 2009. Radon is suspected to be the second leading cause of lung cancer after smoking. According to experts, the Radon concentration should not exceed 100 Bq/m³ in the ambient air. This opinion was also supported by the BMU in a press release on the 22.09.2009. Additionally, the BMU noted that binding rules for living and recreation rooms are long overdue.
To protect against Radon, there are cost-effective ways for both new buildings as well as for the renovation of old buildings, which either prevent Radon entry or significantly reduce it.
Knowledgment of the risk system is a strong requirement here!
Problem Situation
- Whether an object is located in a Radon risk area usually is not the subject of the Property Evaluation!
- The existing Radon maps are only a rough estimate of the risk situation; for clear statements on specific objects they are not sufficiently accurate!
- Due to local sharp limit-setting the risk from Radon is known especially to investors from the U.S. and Switzerland!
- Project funding may be jeopardized due to incalculable cost risks (usage restrictions, Radon protection measures, renovations)!
