Phase 2

Technical investigation of environmental risks of a location.

Phase 2 serves the technical investigation of the environmental risks of a location and is usually based on Phase 1. Here, we differentiate between orienting (2a) and detailed (2b) investigations.

Like Phase 1, Phase 2 represents a central component of environmental due diligence examinations. It is executed by us once the responsible specialized authority dictates the investigation or in case of concrete suspicions of environmental hazard.


During the implementation of Phase 2 we are guided by the applicable legal principles, relevant regulatory codes of practice and working aids as well as national and international standards.

Possible service components for Phase 2 are:


  • Specification of the testing program based on the available documents and previous studies (Phase 1).
  • In this context especially the previous site utilization with the typical material inventory, the results of the investigation and the expulsion of suspected areas are of importance.
  • Execution of exploratory and / or detailed studies by engineering investigations and analysis of soil, water, soil gas, indoor air, building contaminants
  • evaluation and assessment of results of environmental law requirements
  • definition and establishment of the need for action
  • Cost estimates for remediation and disposal measures


Following Phase 2, we also support our customers with:

  • the development of monitoring concepts
  • and the arrangements for security in the purchase agreement or in concluding a public rehabilitation contract to establish a cost corridor by involving environmental consulting lawyers.


Should the results of Phase 2 lead to a concrete need for renovation, we will work out the next steps towards Phase 3 together with our partners, including the planning, implementation and aftercare of the restoration.
