During the past few decades, building materials with increasingly better properties (e.g., improved insulation or better durability) were continuously developed and processed. In hindsight, some of these materials have turned out to be hazardous to health.
Building materials, which were required by authorities well into the 1980s (e.g., asbestos panels for fire protection) are considered hazardous substances today and must be removed when changes are made to the building. In addition to asbestos, roofing felt containing PAK, sealing containing PCB or other paint, among others, were used.
Today the use of these materials has a substantial impact on the possible uses of a piece of real estate.
When existing real estate is used, official requirements must be fulfilled (e.g., maximum workplace concentration). When deconstructing commercial real estate, authorities usually require a building substance test. Many of the materials which are harmful to health become a problem when they are torn down and expensive disposal must then be provided.
UMR helps you to save money and time - with careful planning and studies. Many problematic materials located in visible areas can already be detected without samples during a site inspection and necessary measures documented. For more detailed studies, we work as a team with environmental analysts and industrial Hygientists. Based on the results of our studies, we also prepare, if required, cost estimates for necessary cleanup or disposal work.
